You see water damage is covered, but are you aware that not every type of water damage is covered? Flooding and Water Backup  

If you live in an area prone to flooding you will need to purchase a separate policy for coverage, as flooding is one of the things not covered by a standard homeowner’s insurance policy.  

Water damages from burst pipes or roof leaks are typically covered as well as accidental leaks. However, water damage from a back-up such as a sewer clog or a sump pump issue wouldn’t be covered. You would need to add extra coverage.  

There are also other instances where damages may not be covered by your basic policy. If you turned off the heat in your home, for example, and that resulted in burst pipes, that is considered negligence, and you would be responsible for the costs. 

Pest Issues  

Infestations caused by termites, bedbugs, rodents, bats, or other animals or pests are things not covered by your standard homeowner’s insurance policy. Attending to these unwanted guests is considered part of the standard care of your home and any out-buildings, and you would be solely liable. Additionally, some dog breeds are excluded from coverage and would need a separate policy. 

Mold Damage 

Mold damage is a situation where the cost of remediation may or may not be covered. If mold has been a result of a long-term water or rotting issue, it won’t be covered. Mold that occurs as the result of flooding does not fall within standard coverage either. However, if you have a recent plumbing issue, reach out to your insurance carrier immediately and you may be covered. 

Earthquakes  

The category of earthquakes includes after tremors, sinkholes, mudslides, and other earth movement, and is not covered under a standard policy. However, if you have an explosion of gas or fire due to the earth movement, that may be covered. You can add a policy to include the situations that are excluded from basic homeowner’s policies. 

Potentially Dangerous or High-Priced Items  

If you have a diving board, trampoline, treehouse, or other item that has the potential for personal injury, they may be excluded — or your insurer will charge you a higher amount to include liability coverage on these items. Similarly, if you have high-priced jewelry or art, you will need to consider having them appraised and obtaining appropriate coverage.
